Our brief
We were tasked with helping a student housing provider to help automate their legionnaire's compliance reporting requirements. The customer was spending hundreds of man-hours a year undertaking manual legionnaires flushing which was leading to wastewater and manual recording of when checks were undertaken, creating lots of administration. The client had over 300 outlets they had to undertake checks on across two separate blocks.
We were tasked to help automate this process to enable the customer to minimise the amount of manual flushing they had to undertake, minimising wastewater and also to use a data led approach to help them ensure their compliance.
Our solution
cThings deployed a range of sensors which could be easily retrofitted onto the pipework, which monitored both the temperature and the flow through a pipe. This data was then sent to cThings Cloud, where it was used to identify where the temperatures in the outlet was above the compliance temperature. Additionally, the sensors monitored flow events, which this data was then used in combination with the pipe temperature to determine whether the outlet required flushing.
This data was then used to highlight which outlets required visits to flush the outlet, whilst also creating a record for compliance reporting purposes.
The results
The project resulted in significant savings, both in terms of costs through reduced water bills (by avoiding unnecessary water flushing) and in time for the maintenance team, who could focus on essential tasks rather than those for outlets that were not at risk. Additionally, it solved the issue of administrative record-keeping, ensuring that outlets remained compliant.
Even more dramatic was the reduction of water consumption during holiday periods. The data allowed for the maintenance team to avoid spending time flushing students rooms which were occupied through the holidays and also meant the high amount of rooms which were at risk was reduced meaning that water bills during this period were reduced by up to 40%.
